Verified views that stand up at planning and inquiry.
Planners, consultees and the public all want to know what your scheme will actually look like. Not an impression, but a credible, defensible prediction. That's what an Accurate Visual Representation (AVR) gives you: real photography of the site combined with a precisely modelled proposal, produced to the standard planning authorities expect.
You might also hear them called Visually Verified Montages (VVMs), Verified Photomontages or Certified Views. The name changes, the rigour doesn't.
What you get:
Surveyed viewpoints. Positions and heights are fixed using GPS and total station, so every view can be traced back to a real location.
Matched camera geometry. Focal length, sensor size and lens distortion are recorded and replicated in the 3D model, so the proposal sits correctly in the frame.
Controlled photography. Date, time and weather are logged, with bracketed exposures where needed for accurate lighting.
A full methodology document with every commission, written to the standard required for a Planning Application, TVIA or LVIA.
Choose the right level:
AVRs are produced to one of four levels, as defined by the Landscape Institute. The right one depends on site sensitivity, application stage and what the local authority asks for.
Level 00: location and size of the proposal (photowire)
Level 01: adds visibility and massing
Level 02: adds architectural form: doors, windows, floors and shading
Level 03: adds materials, for a fully rendered, photorealistic montage

Getting the Foundation Right
Get this agreed early. Specifying too low a level can mean redoing the work later.
