By precisely combining photography of an existing location with a representation of a pro

posed development, Accurate Visual Representations (AVRs) communicate the position, massing, visibility, architectural character and materiality of a scheme in its real-world context.

At their most detailed, AVRs give a compelling and credible impression of how a finished development would sit within its surroundings under defined lighting and weather conditions — giving clients, planners and stakeholders genuine confidence in what's being proposed.

My verified imagery and perception studies have been prepared in support of planning applications and public inquiries, with a focus on accuracy, clarity and quality. AVR Levels Explained

AVR Level 0 Shows the location and approximate size of the proposed development within its context.

AVR Level 1 As Level 0, with the addition of degree of visibility from the viewpoint.

AVR Level 2 As Level 1, with a description of architectural form — massing, scale and general composition.

AVR Level 3 As Level 2, with accurate representation of proposed materials and surface finishes.

Render vs Reality

One of the most useful ways to demonstrate the reliability of architectural visualisation is to compare the original CGI against the completed building. The results are often remarkably close — which is the point. When visuals are produced with rigour and care, they accurately predict what gets built. That's the standard I hold myself to.

London View Management Framework

The London Plan designates a series of protected views across the capital — from parks and public spaces to key urban vistas — all governed by the London View Management Framework (LVMF). Any development within or near a strategic viewing corridor will need to demonstrate its impact on these protected views as part of the planning process.
